Zirakpur is the budget entry point into the Tricity. A 2 or 3 BHK flat here typically costs noticeably less than the equivalent in Mohali or Chandigarh, while still keeping you a short drive from both, and the highway junction makes it convenient for anyone commuting towards Panchkula, Ambala or Patiala.
Quality varies sharply between projects and between pockets. VIP Road and Dhakoli are established; some of the newer stretches are still catching up on water, sewerage and approach roads. I will tell you which is which.

What buyers ask most often about Zirakpur.
For budget and rental yield, yes — it is the cheapest way into the Tricity and it rents easily. For long-term appreciation it generally trails Mohali's GMADA sectors, so it suits end-use and rental buyers better than pure capital-growth investors.
VIP Road has more established societies, better retail and easier resale. Dhakoli and Peer Muchalla are a little cheaper and closer to Panchkula, which suits you if that is where you work.
Water supply and sewerage arrangements, whether the society has a proper approach road, maintenance charges, and the approval status of the building. These differ project to project and are worth checking before you commit.
